West Nipissing Land Use Strategy

The Weyerhaeuser Site, formerly known as the Former Mill Site, holds a significant place in the history and culture of Sturgeon Falls. The closure of the mill in 2002 left the site vacant, creating a void in the community. In 2020, the Municipality of West Nipissing seized a unique opportunity by purchasing the site, presenting a chance to breathe new life into this once-thriving property.  

To ensure a strategic and sustainable approach, the Municipality embarked on the development of a Land Use Development Strategy in 2022. This comprehensive plan considers the community's needs, economic opportunities, housing creation, and the restoration of the natural environment.

The following 6 key goals were established as a result of community consultation and background review:

DEVELOPING A DISTRICT

Based on the information collected in the background report, a specific development programme was developed for the site. This programme identifies key land use typologies that were identified as appropriate for the former mill site. The programme also includes full build-out metrics for the proposed typologies.

Ultimately, the strategy lays the foundation for a vibrant and sustainable riverfront, contributing to the overall economic and social well-being of West Nipissing.
